You are required to provide a valid form of identification when booking.
By submitting your reservation, you are agreeing to the “Terms and Conditions”, when the box online is checked.
Submitting your information is a contractual agreement between me (Sandra Levarek and SedonaHomeStay.com) and the named person who booked online.
In return, we will reserve the accommodation, for specified days as requested for your reservation.
Cancellation & Prepayment Policies
Flexible – 7 days
- Guests can cancel free of charge until 7 days before arrival. Guests will be charged the total price of the reservation if they cancel within 7 days of arrival. If guest doesn’t show up, you will be charged the total price of the reservation.
Modification and cancellation exceptions
Non-refundable
- The guest will be charged the total price of the reservation if they cancel anytime.
- We facilitate prepayment of the full amount from guests before arrival – thanks to Payments with Booking.com.
ID

Age Limit
- Minimum Age: 21
- Maximum Age: No age limit
Curfew
- No curfew
Internet
- WiFi is available in all areas and is free of charge.
- You will find WIFI login info on the bed.
Early Check-in / Late Check-out
Early check-in time of 3pm is only available to guests who Book Direct.
Late Check-out is anytime prior to 11am.
If you require am early check-in or late check-out, this may be possible, but please contact us in advance.
These are both dependent on our booking and cleaning schedule and may not always be available.
Liability
We do not accept any liability for any damage, loss or injury to any member of your party, your vehicles or your possessions unless proven to be due to negligence by ourselves.

Getting into the properties Studio and Room in House
- There’s a door code.
- Studio – Entrance to the Studio is alongside of the left hand side of house. Follow walkway to entrance. Code will be sent to you day of check-in. Please be sure to lock once when you leave the premises.
- ROOM -Entrance to the Room in the house is through the front door. Text when you expect to arrive.

Damage policy options
You require a damage deposit from guests:
- Guests pay a damage deposit of: US$100
- We collect your damage deposit by: Cash
- We collect this from you: On arrival
- We return your damage deposit by: Cash
- We return this to you: The day you check out
House Rules
You set the following house rules for your guests:
- Smoking is not allowed.
- Pets are not allowed.
- Parties/events are not allowed.
- Quiet hours: 9PM – 5AM
Smoking
This property is 100% smoke-free and we do not allow cigarette smoke or any other vapor-producing product in our homes.
If there is physical evidence, smell of smoke, or other smoke-producing products found in any room during your stay or after check out, you will be liable for a $250 penalty fee. This confirms that you have read and understood the homes’ 100% smoke-free policy. Additional fines may be imposed on you by the local authorities should the fire alarm be triggered from your home.

Lost Property
We are happy to return items that have been left following departure. However, there will be a minimum charge of $10 plus postage and packing.
